Properties, with the listing details on them
Pick Property manager in settings and jobs become properties with a management start date. This is one of the few trades where the address, the property type, the bedroom count and the listing URL appear on the job itself, because here they are its identity rather than extra detail - short lets and the usual portals included.
Inventories and condition reports as evidence
Inventory photographs and condition reports upload at full size and are served only after a check that the person asking is allowed to see them. Ask the owner to sign one off and the approval carries a name, a time and an IP address - which is exactly what a deposit dispute turns on.
Monthly statements in the owner's portal
Each owner logs in to a portal in your branding and finds their statements at an address that does not change. Over a year that is a record neither of you has to reconstruct from email.
Management fees, billed and chased
Invoice your fee against the property with your own numbering and terms. Rebillable costs go on with their receipts attached, and overdue reminders send themselves.
Common questions
- Does it handle bookings, guests and occupancy?
- No. Panorivo is the owner-facing side of the job: agreements, inventories, condition reports, statements and your fees. There is no booking calendar, no guest messaging and no availability sync with a listing platform. Keep those where the platform holds them.
- Can I use it for my own properties rather than an owner's?
- You can, but you will be using half of it. Panorivo is built around a client who is sent things and asked to approve them. With no owner to report to, the agreements, the portal and the sign-offs have nobody on the other end.
